The self-storage sector saw a steady stream of property transactions throughout August 2026, with buyers and sellers closing on facilities across several key markets. Activity ranged from single-asset purchases by local operators to larger portfolio moves by regional investment groups, reflecting a market that remains active but selective.
In the Southeast, a three-property portfolio in the Charlotte metro area changed hands for a reported $28 million. The buyer, a mid-sized real estate investment trust focused on secondary markets, plans to rebrand the locations and introduce climate-controlled units to capture higher rental rates. The seller, a family-owned firm, had held the assets for over a decade.
Out west, a pair of newly built facilities in the Phoenix suburbs sold to a private equity-backed management company. The deal, valued at just under $19 million, included two properties with a combined 1,100 units. Both sites are less than two years old and came with strong occupancy, a factor that drew multiple offers.
Meanwhile, in the Midwest, a smaller transaction in the Kansas City area highlighted continued interest from individual investors. A 45,000-square-foot facility sold for $6.2 million, with the buyer assuming an existing loan and planning modest upgrades to lighting and security systems.
Industry observers note that cap rates have ticked up slightly in some regions, particularly for older, non-climate-controlled buildings. However, demand for modern, well-located storage remains robust, especially in growing Sun Belt suburbs. Lenders are still willing to finance deals, though underwriting has become more conservative, often requiring higher equity contributions from buyers.
Looking ahead, brokers expect a busy fall as sellers who delayed listings earlier in the year bring properties to market. The gap between buyer and seller price expectations appears to be narrowing, which could lead to a higher volume of closings in the fourth quarter. For now, August activity suggests a healthy, if cautious, market.
