A North Carolina congregation came within days of losing its property in a scheme so detailed that it fooled title companies, notaries, and county officials. The fraud was carried out without the church's knowledge, and the owners only found out after a buyer showed up expecting to take possession.
The scam began with forged documents that appeared to transfer ownership of the church building to a fake entity. The criminals then listed the property for sale, complete with professional photos and a convincing story about why the seller needed to move quickly. They even hired a real estate agent who had no idea the listing was fraudulent.
A buyer was found, and the sale nearly closed. It was only when the church's actual leadership contacted the county about an unrelated matter that someone noticed the ownership records had changed. The title company had verified the seller's identity using fake IDs that matched the forged deeds.
Investigators say the scheme was one of the most sophisticated they have seen in the region. It involved multiple fake companies, a rented office space, and phone numbers routed through internet services to hide the caller's location. The buyer, who was not involved in the fraud, lost a significant deposit and is now working with law enforcement to recover the money.
The church's pastor said the property has been the site of worship for more than 40 years, and the congregation had recently finished paying off the mortgage. He described the moment of discovery as a shock, noting that the church had no warning signs that anything was wrong.
Authorities are now warning other religious organizations and property owners to check their county records regularly. They also recommend placing a fraud alert on any property that is paid off, since those are the most common targets. The case remains under investigation, and no arrests have been made yet, but detectives say they are following several leads.
