Some tenants are now moving to outer boroughs or leaving the city entirely, but demand in Manhattan remains strong from high earners returning to offices and international arrivals.

Brokers warn that the trend shows no signs of slowing. With interest rates keeping many would-be buyers in the rental market and construction lagging, bidding wars are expected to continue through the summer. For renters, the message is clear: bring your checkbook and be ready to act fast.
