In Berkshire County, a three-bedroom colonial on Maple Street in Lenox sold for $675,000, just under the original asking price, reflecting continued buyer interest in the western Massachusetts market. A smaller ranch-style home in Pittsfield changed hands for $245,000, appealing to first-time buyers seeking affordable entry points.

Across the border in Litchfield County, Connecticut, a historic farmhouse on five acres in Litchfield proper closed at $1.2 million, one of the higher-ticket sales of the week. Real estate agents in the area note that inventory remains tight for properties with acreage, pushing prices slightly above last year's averages. A condominium unit in a Torrington complex sold for $189,000, a price point that continues to attract downsizers and investors alike.

In Columbia County, New York, a renovated Victorian in Hudson went for $890,000, while a modest bungalow in Chatham sold for $310,000. The market there shows a split between premium historic homes and more modest starter properties. the tri-county region recorded 42 transactions for the week ending May 15, a slight uptick from the previous week, driven largely by spring listings finally reaching the closing table.
