Artificial intelligence has become a standard tool for real estate agents. Most now use it to write listing descriptions, generate social media posts, and even draft follow-up emails to potential buyers. The result is a flood of polished, professional-looking content that all sounds the same. For a seller trying to choose an agent, this creates a new challenge: if everyone has the same shiny tools, how do you tell who actually knows what they are doing?
The answer lies in what AI cannot do. A smart algorithm can describe a kitchen or highlight a neighborhood's perks, but it cannot set a price based on subtle market shifts. It cannot identify the right buyer profile for a specific property, like a family looking for a quiet street versus an investor seeking a quick flip. And it definitely cannot plan for the messy parts of a deal, such as inspection surprises, appraisal gaps, or a buyer's financing falling through at the last minute.
Sellers should ask direct questions during interviews. Instead of asking for a sample listing, ask how the agent arrived at a recommended list price. Ask which buyer segments they will target first and why. Ask what happens if the home does not sell in thirty days, or if multiple offers come in below asking. A strong agent will give specific, data-backed answers and admit uncertainty where it exists. A weak one will lean on generic phrases that sound confident but say nothing.
Real expertise shows up in the details: a willingness to walk through comparable sales line by line, a clear plan for negotiating repairs, and a honest timeline for each stage of the process. AI can make an agent look prepared, but it cannot replace judgment, local knowledge, or the ability to adapt when a deal goes sideways. Sellers who focus on those areas will find the difference between a good pitch and a good agent.
