Montgomery County property owners are seeing higher assessed values following the 2026 reappraisal, which will directly impact their 2027 tax bills. According to county officials, the average residential property value increased by roughly 4% compared to the previous cycle. While this jump may seem steep, the county's revenue-neutral tax rate is expected to offset much of the potential burden.
For most homeowners, the net effect will be a modest property tax increase of between 1.5% and 2% for 2027. This means a home valued at $300,000 could see an additional $45 to $60 in annual taxes, depending on the final rate set by the county commission. The reappraisal is a routine process required by state law to ensure assessments reflect current market conditions.
County assessors noted that the increase is smaller than in recent years, when double-digit gains were common due to a hot housing market. Slower appreciation and stabilizing home sales contributed to the more moderate rise. Commercial properties also saw gains, though at a slightly lower average rate than residential.
Officials stress that the reappraisal does not automatically mean higher revenue for the county. The tax rate will be adjusted to keep total collections flat, unless the commission votes to raise it. Property owners who believe their new assessment is inaccurate can file an appeal with the county's Board of Equalization. Notices are expected to be mailed in early March, with a 30-day window to contest the values.
