France’s Journey to a New Multiple Listing Service

The French real estate sector is attempting a major shift toward transparency with the creation of a national multiple listing service, or MLS. The effort is being led by SNPI, a prominent French real estate association that works closely with the U.S. National Association of Realtors. The goal is straightforward: build a centralized database where agents can share property listings, giving buyers and sellers a clearer view of the market.

However, the path forward is anything but smooth. Two main obstacles stand in the way. The first is data ownership. French real estate agencies have long treated their listing inventories as proprietary assets. Many are reluctant to hand over that information to a shared system, fearing it will weaken their competitive edge. The second hurdle is a cultural resistance to collaboration. Unlike in the United States, where agents routinely cooperate on sales and split commissions, the French market has historically been more insular. Agents often work in isolation, and the idea of sharing leads or property details with competitors is met with skepticism.

SNPI is pushing ahead with pilot programs and discussions, but changing decades of ingrained habits will take time. If successful, the MLS could modernize how properties are bought and sold in France, bringing more efficiency and fairness to the market. For now, the association is focused on building trust and proving that cooperation benefits everyone involved.
